According to the data from Colorado Association of Realtors, now is a great time to sell your home. New listings are up from June 2021 which tells us that buyers and sellers alike are both confident despite economic conditions. We can also see the median and average sale price is up from June 2021 indicating that buyers continue to find Colorado homes valuable.
Single family homeowners are seeing $50K-$100K more in sales compared to June 2021 depending on County, which is an average increase of 10%-20% from last year’s median price. Colorado continues to be a seller’s market with sellers receiving 102.8% over list price, which is a change of 1.2% since last June. Additionally houses are sitting one day less on the market compared to last year, making closings and time to move even less for those selling.
For condos and townhomes, sellers are seeing similar trends, with places like Adams County seeing an increase in home value of 23.8 %, Weld County at an increase of 9.3%, and Boulder County up 14.0%. Counties like Denver, Broomfield and Boulder are seeing an increase in new listings compared to June last year indicating folks are moving out of those counties in into other ones like Adams and Larimer.
